Many questions arise upfront during the site evaluation, customer has an idea about the project they have in mind but not sure about how to get started and on what basis to make a go/no-go decision. Questions like

  • What will be the cost estimate?
  • What about city/town requirements of zoning and compliance?
  • How much square footage can I build?
  • How long will it take to get permit or to build?

Russell and Dawson understands what all needs to be done as part of the site evaluation and planning. Since 1965, we have worked on over 500 projects including services like report, inspection, site planning, zoning, feasibility study, code review, advisory, model etc. across various markets to help clients make their various decisions about the project. A report summarizing everything that client needed or requested is included in the report. This is the best way for client to get a project started without a significant upfront financial or time commitment.

Our Experience

Since 1965 Russell and Dawson has worked on over 100 site evaluation and planning projects across various markets. Projects involving site evaluation, zoning compliance, feasibility study to meet zoning requirements, budgeting and upgrade recommendations.

Processes and Deliverable

  • Client Meeting: A meeting with the client to gain a better understanding of the project needs and goals
  • Site Selection: Once the program is established, we define the site search criteria to evaluate various properties and determine which one is best suited for the project
  • Site/Property Walk-Through: Conduct a walk-through to review existing conditions and accessibility
  • Code Analysis Report: Provide a detailed analysis of applicable building and zoning codes as per the city/town/county
  • Project Program: Assist the client in the development of a preliminary project program and scope of work
  • Project Schedule: Develop a preliminary project schedule
  • Consultants Estimate: Determine the required consultants needed to complete the project and provide estimated fees for their services
  • Preliminary Site Plan: A preliminary plan of the site depicting parking, building footprints, general site circulation and possible landscape areas
  • Preliminary Floor Plans: A typical space plan, depicting the overall size and shape of the proposed building, but  excluding any details yet to be determined, such as openings, fixture locations, windows and doors
  • Construction Cost Analysis: A construction cost estimate based on the preliminary code analysis, site plan, space plan, and elevation studies.
